Student Housing Watch

Move-out charges at ten student-housing properties

A Texas Tech student moved out of The One at Lubbock and returned her keys in person on July 14, 2025, eleven days before her lease ended. The property's own final statement records that move-out date. The same statement charges a $698.75 "holdover fee" for keys "not received by lease end," plus $352.50 for cleaning and touch-up paint, each backed by one photo. No deposit was held. The balance went to a collection agency, and in October 2026 it showed up on a tenant screening that led to a denied rental application. In our view, the holdover fee does not match the property's own record, and the photos do not show damage. We have since read low-rated public reviews at all ten properties owned by Centurion Property Group that describe move-out charges, fees, or collections. If this happened to you, you have rights, and you are not alone.

If it happened to you

  1. Dispute in writing, to the property and to any collector. Keep copies. Our document generator writes the letters for you.
  2. File complaints with your state Attorney General and the CFPB. The generator writes those too.
  3. Talk to your campus student legal services. It is usually free.
  4. Before any move-out: photograph every wall, floor and appliance, return keys in person, and get a signed receipt.
